8Module has secured its first fully contracted multi-housing project in Laval, marking a significant step for modular construction on the north shore of Montreal. The 12-unit building will be delivered under our turnkey model, covering everything from initial site review and design through factory production, site assembly, and occupancy.

The project will use our standardized module system, which allows each unit to be fully built in the factory — including kitchens, bathrooms, flooring, and mechanical systems — before being transported to the site. This approach reduces on-site construction time from months to days and gives the developer a fixed-price contract with a locked delivery schedule.

Why Laval matters for the modular model.

Laval is one of Quebec's fastest-growing cities, with a housing deficit that traditional construction methods have struggled to address. The city has signaled its interest in innovative building approaches, and this contract represents a direct response to that demand. For 8Module, it validates the turnkey delivery model in a real municipal context.

The building is projected to reach occupancy within eight months of contract signing — roughly half the timeline of a comparable conventional build.
