Site requirements

Does your site qualify?

Most infill and greenfield sites are a fit. Here are the six factors we check during the free feasibility review - knowing where you stand takes under 30 minutes.

Lot size
The minimum footprint depends on the configuration. A 6-plex requires approximately 10,000 sqft. Smaller lots may qualify with the right zoning and setback conditions.
Zoning designation
Multi-family residential or mixed-use zoning is required. We handle variance applications and rezoning inquiries as part of the delivery process.
Road and crane access
The site needs vehicle and crane access for module delivery and assembly. Access requirements vary by configuration and are reviewed during the feasibility stage.
Utility connections
Water, sewer, electrical, and gas connections must be available at or near the property line. We coordinate all utility tie-ins as part of the turnkey scope.
Setback compliance
Municipal setback requirements affect buildable area and density. We assess conformance early to confirm the right format for your lot.
Soil and foundation conditions
A basic geotechnical assessment is required before engineering begins. In most urban and suburban infill situations this is straightforward.
Most sites that do not immediately meet every criterion still qualify with adjustments. If you are unsure about zoning, access, or lot size, the feasibility call is the right first step - we identify issues early, before you commit resources.

Every unit includes full kitchen, bathroom, flooring, lighting, HVAC, and factory-installed gypsum. Finish tiers range from Minimum, functional and clean, to Complete, premium materials and upgraded cladding.
Minimum covers the structure and core systems. Medium adds upgraded finishes and landscaping coordination. Complete is fully turnkey, from permits to appliances to move-in readiness, with nothing left for the owner to arrange.
The modular platform is standardized for speed and cost control, but cladding materials, colour palettes, and interior finish selections can be tailored to match your branding or community context.
