The first 8Module 6-Plex prototype has reached full occupancy, with all six units leased and occupied within 90 days of project completion. The building — our proof-of-concept for the smaller end of our modular format range — demonstrated that factory-built multi-housing can deliver not only on construction speed but also on market absorption.
The 6-Plex was designed as a two-storey, six-unit building using our standardized module system. Three units per floor, each fully finished in the factory before transport to the site. The building went from foundation pour to occupancy-ready in under five months, and all units were leased within three months of availability.
What the prototype proved.
The primary goal of the 6-Plex prototype was validation. Could we deliver a complete multi-housing building under the turnkey model at the quality level we promised? Could the building attract tenants at market rates? Could the timeline hold? The answer to all three was yes.
Full occupancy in 90 days is not just a leasing milestone. It validates the entire delivery model — design, production, assembly, and finishing — in a real market context with real tenants.
Tenant feedback has been positive across the board. Interior finishes match or exceed what residents expect from conventional construction. Sound insulation between units performs well, a common concern with modular buildings that our steel-framed design addresses directly. Energy performance has been on target, with heating costs in line with projections.

The 12-Plex and 24-Plex use the same modular system, the same production process, and the same quality standards — just with more units. The prototype proved that the system works. Now the question is how quickly we can replicate it.
