The Longueuil 24-Plex has officially broken ground, with foundation preparation now underway on the south shore of Montreal. This project represents 8Module's largest modular building to date — 24 units across four storeys, delivered under our turnkey model with a fixed price and a committed delivery schedule.
Site work began with excavation and soil preparation, followed by formwork for the reinforced concrete foundation that will support the modular structure. While the foundation work proceeds on site, module fabrication is already underway at our production facility, with the first units expected to ship within eight weeks.
Project scope and timeline.
The 24-Plex is organized as six units per floor across four storeys. The unit mix includes one-bedroom and two-bedroom configurations, designed to serve the local rental market. The building includes ground-floor common areas, secure bicycle storage, and an accessible design throughout.
Breaking ground on a 24-unit project while modules are already being built in the factory — that is parallel construction in action. The building will be weather-tight within weeks of the first module delivery.
The project timeline targets completion within ten months of contract signing. Foundation work is expected to take four to five weeks, overlapping with eight weeks of factory production. Site assembly is projected to take five days, followed by four to six weeks of exterior finishing, site work, and final inspections.

The 24-Plex is a test of the modular system at a scale that begins to approach conventional mid-rise development. Successfully delivering 24 units in a single project demonstrates that the factory production line, logistics system, and site assembly process can handle larger volumes without sacrificing quality or timeline performance.
For the Longueuil community, this project will add 24 rental units to a market that has a vacancy rate below one percent. For 8Module, it provides the operational proof that our delivery model works at the scale municipalities and developers need.
